Policies:

Smoking is strictly prohibited inside the property or your room. You will incur a $500.00 charge for carpet cleaning and deodorizing if any evidence of smoking is found in your non-smoking room or within the home.

1. Smoking is allowed outside and only in designated areas.
   
2. No pets allowed without written consent from owner
   
3. No cooking or kitchen facilities offered
   
4. The rooms are located on second and third floors so you have to be able to climb stairs.
   
5. We are not handicap accessible

Occupancy: Sunny Beach Retreat is very serious about the quiet enjoyment of all our guests. We will rent to families and adults over the age of 25, proof of age is required. The guests of the room must be the registered guest staying in the unit during the rental- no exceptions! The total number of persons allowed in the room at any time is two people per room unless approved in writing from owner.

You may not bring any guests into or on the property without approval from owner.

Indemnification: tenant(s) agree to indemnify and save harmless the owner(s) and agent(s) for any liabilities, theft, damage, cost or expense whatsoever arising from or related to any claim or litigation which may arise out of or in connection with tenant(s) use and occupancy of the rental property including but not limited to any claim or liability for personal injury or damage or theft of property which is made, incurred or sustained by tenant(s). The terms "agent(s)" and "owner(s)" as used in this agreement shall include their heirs, successors in interest, assigns, employees, agents, and representatives where the context requires or permits.

Deposits and Cancellation Policy

1. Any booking 2 nights or less would require a one night deposit plus tax at time of booking.
   
2. Any stay over 2 nights would require a 200.00 deposit per person at time of booking.
   
3. 60 days prior to arrival second payment of $400.00 .
   
4. Full and final payment including all taxes is required 45 days to arrival.
   
5. We strongly recommend that you purchase trip insurance for your protection.

Cancellation Charges:

Cancellations are to be done in writing by guest via email, or registered letter.

Cancellation charges depend on when Sunny Beach Retreat receives notice of the cancellation. Minimum cancellation charges are as follows:
If notice is received 44 to 30 prior to Arrival, 50 % of the purchase price, including any taxes.
If notice is received 29 to 15 days prior to Arrival, 75% of the purchase price, including any taxes.
If notice is received 14 to 0 days prior to Arrival, 100% of the purchase price, including any taxes.

If we can resell the room we will refund you in full less a 15% penalty of entire stay.

Sunny Beach Retreat will apply any payments made toward the purchase price against any cancellation charges and will refund any balance remaining after the payment of any charges.

In order to receive a refund, if applicable, Guest must request and
receive a cancellation confirmation number. The cancellation charges outlined above are liquidated damages and not a penalty. Holiday periods may be subject to additional
cancellation charges.

NO REFUNDS OR ADJUSTMENTS WILL BE MADE FOR ANY PORTION OF VACATION OR ATTENDANT SERVICES NOT UTILIZED.

Hurricane or storm policy - no refunds will be given unless: the national weather service orders mandatory evacuations in a "tropical storm/hurricane warning" area and/or a "mandatory evacuation order has been given for the tropical storm/hurricane warning" area of residence of a vacationing guest. The day that the national weather service orders a mandatory evacuation order in a "tropical storm/hurricane warning," area, we will refund:

• any unused portion of rent from a guest currently registered,
• any unused portion of rent from a guest that is scheduled to arrive, and wants to shorten their stay, to come in after the hurricane warning is lifted; and
• any advance rents collected or deposited for a reservation that is scheduled to arrive during the "hurricane warning" perio

PLEASE BE ADVISED WHEN BOOKING A ROOM THRU OUR ONLINE RESERVATION SYSTEM OR WITH AN AGENT VIA PHONE, YOU AGREE TO ALL RENTAL TERMS, CONDITIONS AND OUR CANCELLATION POLICY. Reservation prepayments will NOT be refunded unless the room is re-rented for the same rental payment and time period reserved, and the cancellation must be 45 days PRIOR to arrival.

If reservation is cancelled before 45 days of arrival, Sunny Beach Retreat will retain $100.00 plus 11% taxes for a service fee. If reservation is not cancelled, you authorize Sunny Beach Retreat to charge any and all balances due to credit card we have on file. If final payment has not been made 45 days prior to arrival, Sunny Beach Retreat will CANCEL reservation and NO REFUNDS of any amount will be given, and all monies paid prior to that time will be forfeited.
